Arizona Real Estate Market In A Pandemic

All great questions. In the simplest of replies, the Arizona housing market has remained strong. Inventory is still at a low not seen since the crazy 2005-2007 era. Total active homes in all of the greater Phoenix and Scottsdale area hovers around 13,500. May sound like a lot but in an area of over 5m people, that is a low inventory.
My main market is the north valley of Scottsdale and Phoenix. We have many master planned communities in the foothills of the Sonoran Desert. As an example on a smaller scale, the community I live in, Anthem Country Club hovers around 200 to 250 homes available at all times. As of this writing we have 38 homes available for sale. Prices continue to rise, the days of a home in the $200's is coming to an end unless you wish to live on the far outskirts of the valley.
So far we have not see any price drops or panic selling. People need a place to live and not many better than the valley of the sun.
